What happens if a property stays empty

If your property remains empty for a long period of time and causes issues for neighbouring properties and the wider area, there is action that we can take.

This includes:

  • Resolving issues ourselves - we can carry out work to improve your empty property and charge you for the work we do. If the charge is not paid, there is further action we can take which can result in you losing your property.
  • Empty Dwelling Management Orders (EDMOs) - we can apply to manage an empty property for up to 7 years.
  • Enforced Sale - if we complete work to your property or land, under Section 103 of the Law of Property Act 1925, we have the power to sell your property or land to recover the costs.
  • Compulsory Purchase Orders (CPOs) - if there is a strong enough case and it’s in the public interest, we can buy your property or land without your consent.
