- Temporary Exemption Notice (TEN) for a House in Multiple Occupation (HMO)
- Do I need a licence?
-
You can apply for a Temporary Exemption Notice (TEN) if you are taking steps to make sure your property will no longer need an HMO licence.
For example, you may be eligible if your tenants are moving out and you plan to live in the property yourself.
If we grant a TEN, you will not need an HMO licence while the notice is in force.
A TEN lasts for 3 months from the date it is served. In some circumstances, you can apply for a second TEN.
Temporary Exemption Notices are issued under section 86 of the Housing Act 2004.
- Restrictions
-
- A TEN applies to one property only.
- You can have a maximum of 2 TENs for the same property. A second TEN will only be granted in exceptional circumstances.
- Each TEN lasts for 3 months. If a second TEN is granted, it must start immediately after the first TEN ends.
