Approval of reserved matters

Where outline permission has been granted, to proceed with your development you will need to make an application for approval of any or all matters of detail which were "reserved" by the outline permission.  Please refer to the guidance document below which explains the requirements of this type of application in more detail.

If you are unsure of how to complete an application for approval of reserved matters it is preferable that you enter into pre-application discussions to ensure all the information required (refer checklist) to process your application is provided from the start, otherwise your application will be delayed. Please include copies of any pre-application correspondence.

Submitting an application for approval of reserved matters

Submit Online

You can make a planning application online using the The Planning Portal.

Submit by post or in person

Please note: due to a review of procedures, we will now accept planning applications where only one copy of the application form, plans and other necessary supporting information are provided.

Your completed application form should be accompanied by the checklist below. Any application which does not provide all the required details may not be validated.

Application forms, help note, checklist and guidance notes

For any application involving more than 100 pages of written documentation you are now legally required from 6 April 2010 to include a summary report of the whole scheme of a maximum of 20 pages.

For all Major developments, a full copy of the application on CD would be helpful.  This will allow us to provide electronic copies of the application to all relevant consultees at the earliest opportunity and reduce the possibility of delays in the application process.

IMPORTANT: Please ensure you check whether building regulations is also required for your proposed development.
