Demolitions
When intending to demolish any building over 50 cubic metres,
a Section 80 Notice must be submitted to building
control. Application can be either electronic or paper
submission.
You must submit the completed form together with a location plan
showing the building and adjoining streets. Please allow a minimum
of six weeks prior to work commencing.
On receipt of the notice a surveyor from the
council may carry out a site survey to determine what conditions
will be necessary to control the process of demolition, the
remedial works needed on adjoining buildings, the effect on
services and the treatment of the site on completion.
Copies of the notice will also be sent to the utility services
(Gas, Water and Electricity) and to adjoining owners/occupiers as
required by the Act. In return you will receive a Section 81 notice
detailing the Councils requirements in relation to the demolition
project.
The fee for a demolition application is
£150.00

Utility companies should be informed to arrange for their
services to be properly terminated. Attention is drawn to the
Construction Design and Management Regulations 2007 that apply to
all demolition works.
Buildings for demolition (planning)
You should submit the following forms and display the notice on
site if you wish to demolish buildings that are not listed
buildings, are not within the curtilage of a listed building and
are not within a conservation area. You only need to apply for
consent to demolish if you are not proposing to redevelop the site
at the same
time.
The fee for this type of application is
£70.00
IMPORTANT NOTE:- You must submit evidence that a site
notice has been posted and the date on which it was posted as
it must be posted for 21 days out of the 28 determination
period. This evidence can be in the form of a photo or a
copy of the notice, and written confirmation of the date it
was posted on site.
Listed buildings and conservation areas
For demolition of dwellings that are listed buildings, are
within the curtilage of a listed building or are within a
conservation area, Listed Building Consent or Conservation
Area Consent is also required from the Planning
Department.
