Determining planning applications

Many people misunderstand the difference between Planning (Development Management) and Building Control. They are two separate but legally enforceable aspects of Building Law.

Planning

Planning involves the control of building and engineering operations or changes to the use of land and buildings through the Town and Country Planning Act. This is dealt with by the Development Management Section and the Township Planning Sub Committees.

Building Control

Amongst other roles Building Control ensures public health and safety in and around buildings. They also inspect plans and applications to ensure they comply with Building Regulations. this is dealt with by the Building Control section.

Strategic Planning 

Strategic Planning's role is to provide an up-to-date planning policy framework to guide and control the development and use of land within Rochdale borough. This is dealt with by the Strategic Planning section.

Planning enforcement

In cases where the law regarding planning is breached our enforcement officers' roles are to ensure that action is taken to remedy the situation. This is dealt with by the Development Management Enforcement section.
