Planning applications - full planning permission

The general planning principles and the procedures for making a planning application are described in the Department for Communities and Local Government (DCLG) booklet, Planning Permission - A Guide to Business. The Planning Portal also offers a wide range of services and guidance on the planning system.

Submitting a full application

Online

You can make a planning application online using the Planning Portal:

By post or in person

Full application forms should be completed for the majority of  developments such as the carrying out of works or operations or the erection of buildings. This applies to commercial and industrial developments and to the erection of new dwellings or the sub-division of dwellings into flats.

Your completed application forms (3 copies) should be accompanied by the relevant checklist. You should indicate on the checklist the information you have provided and which information you do not consider relevant to your application. Please note, however, that any application which does not provide all the required details may not be validated.

For all Major developments, a full copy of the application on CD would be helpful. This will allow us to provide electronic copies of the application to all relevant consultees at the earliest opportunity and reduce the possibility of delays in the application process.

Additional information

If you are unsure of how to complete an application for planning permission it is preferable that you enter into pre-application discussions to ensure all the information required (refer checklist) to process your application is provided from the start, otherwise your application will be delayed.

If you have entered into pre-application discussions it would be helpful if you also include copies of any previous correspondence or notes.

Building regulations

You should also be aware that Building Regulations are often needed for developments given Planning Permission. You should consult with our Building Regulations Service to determine whether a building regulations application is required.
