Unitary development plan
The future use and development of land and buildings in the
borough is guided by the Unitary Development Plan (UDP), for the
period over the next 15 to 20 years. It is a statutory land-use
plan covering the whole borough. It sets out a framework of
policies to:
- Control the location and quality of new development
- Encourage and stimulate development, where appropriate
- Protect and improve the environment and
- Safeguard the Borough's most important natural and built
assets
As such, it is the main document against which all planning
applications are judged. However, it also has an important role in
integrating land use and transport planning, co-ordinating public
and private investment, and providing a policy framework to support
bids for funding.
The current
UDP
was adopted in June 2006, and supersedes all previous
UDP
Documents. This is the
statutory land use plan for the Borough of Rochdale.
The new planning system requires that the Council replaces its
UDP
with a Local
Development Framework (LDF). The Council is curently
preparing new
LDF
documents which will supplement and eventually replace the
UDP

Viewing the Unitary Development Plan
The plan is in two main parts:
- A written statement of the policies and an explanation of why
they are needed
- Proposals maps which show where the policies apply and what
uses the land is allocated for
