Building regulation - exempt work
Some building work is exempt from Building Regulation
approval.
Buildings exempt from Building Regulation are:
- Detached single storey buildings that do not exceed 30 metres
squared floor area, do not contain sleeping accommodation and are
more than one metre from the site boundary unless they are
constructed of substantially non-combustible materials.
Typically this includes detached garages.
- Detached buildings that do not exceed 15 square metres and
contain no sleeping accommodation. Commonly this is a typical
garden shed.
- A conservatory, porch, covered yard or covered way (this
includes a car port open on at least two sides) providing that it
is under 30 metres squared floor area and with respect to
conservatories and porches they must be separated from the main
house and contain safety glazing where appropriate.
Other detached buildings, being
- Controlled under other legislation, such as Explosive or
Nuclear or Archaeological Acts.
- Places that people go infrequently to maintain equipment,
providing that they are isolated.
- Agricultural buildings, providing they are not close to
sleeping accommodation and have sufficient fire exits.
- Temporary for less that 28 days.
- Site cabins for construction sites providing they do not
provide sleeping accommodation.
- Used for mines or quarries, providing they are not offices,
dwellings or showrooms.
- Certain minor electrical work.
Even though the erection of these buildings are exempt, certain
work undertaken to them may require approval such as electrical or
drainage work.
