What is Local Housing Allowance (LHA)?

LHA is the way your maximum Housing Benefit is worked out if you're a private tenant. The amount of benefit you get still depends on your income and savings.

Which LHA rate applies to me?

Your LHA rate will depend on the number of bedrooms you need. These rates can change every month. We publish the rates on this page and in all our Customer Service Centres.

How are LHA rates calculated?

The government set the LHA rates; not Rochdale Borough Council.

If my rent increases, will my LHA rate increase?

No your LHA rate stays the same. Once your benefit is in payment we only review your rate every 12 months on the anniversary of the day you claimed. When we review your claim we'll pay you the rate that applies for that month, this means the amount you get could go up or down.

Do LHA rates change?

Yes they do. We publish the current month’s rates for each area just before they come into force. For example, we publicise the rates for May at the end of April.
